When to Sealcoat a Driveway in Southern Maine

Sealcoating is a maintenance step, not a repair
The most common mistake with sealcoating is treating it as a fix for a driveway that already has problems. Sealcoating is a thin protective layer applied over sound asphalt to slow down the effects of sun exposure, oil and gas drips, and water penetration. It is not designed to bridge cracks, fill potholes, or restore structural integrity to pavement whose base has failed.
A driveway that already has alligator cracking or that has been settling in spots does not get better with sealcoat. Sealer applied over failing pavement can actually trap moisture that is already working its way into the base, which speeds up the underlying damage rather than slowing it. The correct order of operations is always repair first, then seal. Crack fill any open cracks, patch any potholes, let those repairs cure, and then apply sealcoat as the protective topcoat over sound, repaired pavement.
The weather window that actually works
Sealcoat is an emulsion that needs specific conditions to cure correctly. Most sealcoating products require air and surface temperatures to stay above roughly 50 degrees Fahrenheit both during application and for a stretch of hours afterward while the material cures. In southern Maine, that generally puts the practical sealcoating season somewhere between late May and early October, with the most reliable stretch running through the summer months when overnight lows are reliably staying above that threshold.
Humidity and rain matter as much as temperature. Sealcoat needs a dry surface to bond to, and it needs a window of clear weather afterward, typically at least 24 hours without rain, so the material can cure before it faces moisture. A sunny afternoon that is followed by an evening thunderstorm is a bad combination for sealcoating, because the material has not set up enough to resist washing or spotting.
This is why sealcoating gets scheduled around forecasts rather than a fixed calendar date. A contractor watching the weather will push a scheduled sealcoat job back a day or two rather than apply it ahead of rain, because a rushed application in bad conditions produces a weaker seal than waiting a couple of days for a clear window.
Cure time and staying off the surface
Sealcoat needs time to cure before it can handle regular traffic. Foot traffic is generally fine within several hours, but vehicle traffic typically needs to stay off the surface for at least 24 hours, and in cooler or more humid conditions that window can extend to 48 hours. Driving on sealcoat before it has cured leaves tire marks, tracks material off the driveway, and can leave the surface permanently marked in a way that a fully cured sealcoat would not show.
This cure time is the practical reason sealcoating gets scheduled around a household's plans rather than just the weather. If you need the driveway accessible for work, deliveries, or a specific event, that has to be worked into the timing alongside the weather window, because there is no way to safely shortcut the cure time.
Why prep decides whether sealcoat holds
Sealcoat bonds to the surface it is applied over, so that surface has to be clean and sound before application. Standard prep includes blowing or sweeping off all loose debris, dirt, and sand, since anything trapped under the sealer will show through and can create weak spots where the sealer never bonds properly to the actual asphalt.
Oil and gas stains need to be treated separately before sealcoating, because petroleum products break down the binder in asphalt and in sealcoat alike. A driveway with an oil stain that gets sealed over without pretreatment will often show that stain bleeding back through, or will fail to seal properly in that spot, within a season.
Any cracks identified during the walkthrough need to be filled and given time to cure before sealcoat goes down over them, not sealed over as an afterthought. Sealcoat is a thin material and does not have the flexibility or thickness to bridge even a small crack on its own. Skipping this step is one of the most common reasons a sealcoat job looks fine for a few months and then shows the same cracks reappearing through the new surface by the following spring.
How often a driveway actually needs it
There is no single fixed interval that fits every driveway, because sun exposure, traffic volume, and the driveway's age and prior condition all affect how fast the surface layer wears. As a general guide, many residential driveways in this climate benefit from sealcoating every two to three years. A driveway with heavy sun exposure and no tree cover will typically show sun and oxidation damage faster than a shaded driveway, and may benefit from being on the shorter end of that range.
The visual signal to watch for is the asphalt turning from a deep black to a faded gray. That color change reflects oxidation of the asphalt binder at the surface, which is the sun and air breaking down the material that holds the aggregate together. Once that fading is visible, the surface has already lost some of its flexibility and water resistance, which makes it a reasonable time to plan a sealcoat application before the next winter's freeze-thaw cycling gets a chance to work on newly exposed material.
When sealcoat is the wrong answer entirely
There are situations where sealcoating is simply not the right recommendation, and a straight answer here saves people money on a treatment that will not hold. A driveway with alligator cracking across a meaningful portion of its surface has a base problem that sealcoat cannot address. Sealing over that pattern is largely cosmetic and temporary, and the money is better spent on the section rebuild that the pavement actually needs.
A driveway with active potholes needs those patched with hot mix asphalt before any sealcoat conversation, since sealcoat is not a filling material and will not hold shape or adhere properly around the broken edges of a pothole. Similarly, a driveway that is less than roughly six months to a year old, particularly if it was installed with fresh hot mix asphalt, usually needs to cure and off gas for a period before sealcoat is applied, since sealing too early on new asphalt can trap volatile compounds that need to escape from the fresh mix and can interfere with proper adhesion.
In each of these cases the honest answer is to fix the underlying issue first, or to wait until the pavement is in a condition where sealcoat actually has something sound to protect. A contractor who sealcoats over these problems anyway is selling a service that will not last, and the driveway owner ends up paying for both the sealcoat and the eventual proper repair.
