What we pave
New driveway installation
A new driveway is mostly what you cannot see. We strip the old surface or loose material, set the gravel base, grade it to pitch water away from the house and garage, compact it, then lay hot mix asphalt and roll it. Skipping base work is how driveways fail in three years instead of lasting twenty.
Patch work
Potholes, broken edges, sunken aprons, and trench cuts from utility work all get cut square, cleaned out, filled, and compacted. Patching is the cheap move when the rest of the driveway is sound. It is not the right move when the whole surface has alligator cracking, because that pattern means the base underneath is done.
Commercial sealing and paving
Lots, condo drives, and private roads. Commercial surfaces take more weight and more turning, so mat thickness and base depth matter more than they do on a two car residential driveway. We also schedule commercial work around business hours where we can.
Why grade comes first
Water is the enemy of pavement in York. Asphalt itself is flexible and tough, but a low spot that holds a puddle will soften the base beneath it, and once the base moves the surface cracks. The freeze-thaw problem

Keeping new pavement good
New asphalt needs a little patience and a little maintenance. For the first weeks, keep heavy trucks, dumpsters, and trailer tongue jacks off it, and avoid parking in the same spot with the wheels turned. Hot summer days keep fresh mix soft, so a sharp turn on a hot afternoon can scuff the surface. None of that is a defect. It is how asphalt behaves while it hardens.
After that, the maintenance list is short. Keep water moving off the surface, keep the edges supported with gravel or loam so they do not crumble under tires, and deal with cracks while they are small. A rubber crack fill in the fall costs a fraction of what the same crack costs after two winters of water getting under the base. Sealcoating on a schedule protects the top layer from sun, salt, and fuel drips.
